Our Realtor Commission Policy

We recognize and appreciate the value that a good realtor can bring to our business and to real estate transactions. In order to help avoid misunderstandings and give clarity to how Heglar Creek Homes interacts with realtors, we have created the following policy.

Commission Structure

  • Listed Properties: When we list a house with a realtor, we pay 5% commission.
  • Buyer Referral: If you bring us a buyer that we end up selling a house to, we will pay a 3% commission to you.
  • Realtor Change (2 Realtors): If you bring us a customer but they switch to a second realtor before the transaction closes, we will pay each realtor 2% commission.
  • Realtor Change (3 Realtors): If the customer switches to a third realtor before the transaction closes, we will pay each of the 3 realtors involved 1% each.

Listing Opportunity

  • If you bring us a customer that we end up building for, we will list one of our spec houses with you. We keep a running list of agents that have brought us buyers and pull from that list in chronological order.

Terms & Conditions

Registration Validity: The client registration is valid for 6 months. We must be introduced to the client within 1 month of the registration for it to be valid, and as long as we're actively working with that client, they will be eligible for commission.

Expiration: If we have not started working with the client within that 6-month period, or if the client has chosen to stop working with us after initial contact, they will be considered unregistered but may be registered again in the future. There is a 1-month grace period on each of these criteria.

Client Loyalty: We encourage our customers to be loyal to their realtor to avoid frustration on both sides. Please also work with your customers to get the proper documentation in place to help avoid switching realtors.

This policy is effective January 1st, 2026 and will be updated each calendar year.
